Job Description

1. Strategic Planning and Analysis:
- Track and evaluate market trends and competitor activities to discover and leverage growth opportunities.
- Direct the process of conducting detailed market research and benchmarking to guide the creation and execution of effective leasing and marketing strategies.
- Assess and recommend comprehensive merchandising strategies to enhance tenant diversity and increase rental income.

2. Leasing Management:

- Oversee and coordinate all leasing activities for the company's investment properties, including those under construction. Lead the leasing team in implementing leasing strategies and meeting revenue objectives.
- Develop and manage rent policies, create rental revenue budgets for assigned projects, and track performance indicators such as occupancy rates, revenue, and rental projections.
- Actively seek out high-potential tenants to fill vacancies.
- Manage the leasing process, including site visits, client interactions, and lease negotiations.
- Build and maintain strong relationships with both current and prospective tenants to ensure satisfaction and retention, while maintaining a balanced tenant mix. Address tenant inquiries, complaints, and support requests efficiently.
- Conduct regular site inspections, plan renovations, and supervise renovation projects.
- Prepare and present leasing reports to management and the Board of Directors.
- Approve lease agreements, offer letters, MOUs, and other legal documents.
- Collaborate with the Building Management and Asset
- Management teams to ensure smooth lease operations, revenue achievement, and address any issues related to rentals, branding, hygiene, safety, etc.

3. Marketing Management:
- Develop, plan, and implement integrated marketing campaigns across various channels such as digital, social media, email, print, and events. Monitor campaign effectiveness, analyze outcomes, and adjust strategies to maximize ROI and meet marketing KPIs.
- Direct market research and analysis to identify trends, competitive dynamics, and consumer behavior. Use data-driven insights to guide marketing strategies and decisions, staying updated on industry trends and emerging developments.
- Manage marketing budgets efficiently, prioritizing high-impact initiatives and optimizing spending. Track expenses, measure ROI, and provide regular updates and analyses to senior management.

4. Team Leadership and Development:
- Define departmental issues and objectives based on division policies.
- Create business plans for the department and manage progress toward departmental goals and plans, including assessing current conditions, providing improvement guidance, and offering direct support for practical tasks.
- Ensure strict adherence to compliance within the department.
- Foster a collaborative and supportive work environment, encouraging active cooperation among team members.
- Allocate staff effectively, manage, guide, and evaluate team members to maximize departmental productivity.
- Provide strong leadership, coaching, and development opportunities for the team.
- Identify and develop internal talent for succession planning.
- Offer recommendations to supervisors based on the team’s current situation.
- Promote cross-departmental collaboration.

Job Requirements

- Bachelor’s Degree in Business or Marketing.
- Minimum of 10 years of relevant experience in similar roles, particularly in Commercial & Office Leasing and leading marketing content for shopping malls.
- Proficient in data analysis, market research, budget planning, and cost management, with strong numerical skills, especially related to revenue, expenses, leasing rent rolls, marketing costs, and promotions.
- Deep understanding of the Vietnamese consumer market and real estate sector, with specific expertise in retail and office markets.
- Fluent in both Vietnamese and English, with strong business communication skills in English.
- Experienced in leadership and team management, with exceptional communication, negotiation, and persuasion abilities.
- Able to work independently with enthusiasm and a long-term commitment to the company.
- Resilient under high pressure.
- Personal attributes: meticulous, honest, of high integrity, diligent, responsible, well-organized, with a problem-solving mindset and quick adaptability to new environments.
