Navigos Search's Client is a foreign real estate developer is urgently hiring Project Manager.
1/ Overall
- The PM is responsible for overseeing the planning and implementation of project works through close coordination with project stakeholders including the Company’s Joint Venture partner (which plays a roll of EPC contractor in the project as well) and subcontractors to complete the work on time, within
budget, with good quality and safety record.
- The PM will be reporting directly to the Project Director and is responsible for the following:
o Project Management under PD
Plan and manage a project management plan of construction projects from pre-construction to post-construction stage, consist of all aspects such as Scope, Cost, Schedule, Quality and HSE works.
o On-site Supervision
Responsible for construction supervision onsite in coordination with other functions relating to the construction works such as: MEP, infrastructure, operation & property management.
o Off-site Administration Tasks
Assist the team in early stage of project implementation like Design, FS, budgetary, tender and contract administration, including handing over operation.
Other project related works/tasks as required by the Project Director
2/ Duties and Responsibilities
PM must develop a plan of action to get project work completed, with broad coordination and working across departments to ensure their needs and wants are included within the scopes of the project and budgetary restrictions and time constraints, including but not limited to the following tasks.
- Plan, Monitor, Supervise and Deliver of High-quality Mixed-used Residential/ Commercial Project to ensure The Deliverables are within baselines (Cost, Scope, Schedule) with high Quality and meet
stakeholders ‘expectations.
- Plan, Manage and Support for the execution of all the required construction legal procedures (Basic Design, Fire Fighting approval, Construction License, Fire Fighting Acceptance, Operation permission)
- Host Project weekly meeting, Coordination meeting or ad-hoc meeting to ensure the flow of information and requirements has gone through the appropriate stakeholders in timely manner.
- Manage changes vs the baselines.
- Conduct/ Input in regular report to technical team of Head Quarter to ensure well-understanding within internal team on project status and achievements.
- Conduct approval of technical submission and material submission from contractors/vendors.
- Review interim payments from contractors
- Prepare and Oversee Handover Process from Contractor to End User and Building Operator.
- Participate in Handover Inspections
- Review As Built Documents and Operating & Maintenance Manuals for completeness and accuracy. Make comments and manage edits / revisions as necessary.
- Oversee Defects Liability / Post Construction Activities on completed Projects.
Job Requirements
1/ Basic skills
- Experience in working with FDI company and used to working in foreign company environment.
- Having good knowledge in Finishing works is a great advantage. Experienced with residential and/or industrial projects.
- Good knowledge of contract administration for international projects such as FIDIC conditions of contract and the like.
- Communication skills and attitude with respect to all the colleagues and partners, and strictly follow instruction of PD and flexibly adjust oneself if needed to align with company policy and direction.
- Good computer skills including Spreadsheet, Word Processing, PowerPoint, and especially with project scheduling software such as Microsoft Project.
2/ Education and Training
- A bachelor’s degree in civil engineering at the minimum, graduate-level education is preferable.
- Pre-employment training in leadership and management is preferable.
- Computer literacy: Microsoft Office (Good Working Knowledge), AutoCAD (Basic Min), Microsoft Project (Basic Min)
- Language: Vietnamese and English, equivalent to TOEIC 800
- Strong Communication Skills: Listening, Speaking, Reading, and Writing
- Fluent in design and construction terminology, both Vietnamese and English.
- Ability to work in HN. Willingness to travel within Vietnam when required.
- Construction Supervision and/or Construction Management License, Class 1 is preferrable.
- Having PMP/CAPM is an advantage.
- Clean record with respect to zero tolerance policies related to corruption, theft, and substance abused
3/ Experience
- Overall experience in the construction industry at least 7-10 (ten) years.
- Experienced as PM at least 3 years with respect to design coordination and construction management in Residential / Commercial / Industrial Development Projects with Developer, Contractor, or Project
Management Consultancy Specialist.
- Having overall experience on a project from land-acquisition, pre-construction to post-construction and handing over to operation and property management function.
- Familiar with current Vietnam Building Codes
