JOB DESCRIPTION
Coordinating with contractors, quantity survey verification, cost management, and bid schedule preparation/management

1. Roles
• When bidding documents are available, the QS Manager will prepare quantity take-offs based on the documents, provide guidance on the creation of general temporary construction plans, prepare the bid schedule, and manage the smooth progress of the bidding process.
• When bidding documents are not available, the QS Manager will coordinate with clients, schedule the estimate preparation, consolidate the basic design drawings, and create the estimate drawings.
Clients are typically Japanese and Vietnamese engineers working for Japanese companies.
Estimate drawings will be instructed to CAD OPE.
2. Main Responsibilities
2.1. Duties related to Quantity Surveying (QS)
• Extract and compile quantities from estimate drawings (prepared by other collages).
• Estimate construction costs (materials, labor, machinery, etc.) (prepared by other collages).
• Using the above quantities and unit prices, prepare internal cost estimates. Compare and adjust these with the quotations received from the local subcontractors, calculate the final cost, and compile the internal cost.
• Calculate indirect costs (temporary construction cost, labor cost, construction insurance).
2.2. Preparation of Construction Plans and Procedure Drawings (handled by other colleagues)
• Collaborate with the design and construction teams to create detailed construction procedure drawings.
• Use specialized software such as AutoCAD and Revit to refine and optimize the procedure drawings.
• Prepare procedure drawings for bidding purposes, ensuring compatibility with technical requirements and site conditions.
• Coordinate with material suppliers and subcontractors to plan detailed construction procedures that meet both technical requirements and the schedule.
2.3. Preparation of Master Schedule (handled by other colleagues)
• Create an overall construction schedule based on quantities, labor unit prices, and equipment constants.
• Use specialized software such as Microsoft Project or Primavera to create detailed weekly, monthly, and quarterly progress schedules.

Job Requirements

Requirements
• University graduate in architecture, construction economics, or a related field.
• Age 40 or above.
• At least 5 years of practical experience in QS, preparation of construction procedure drawings, and schedule planning.
• More than 10 years of on-site experience.
• Proficient in specialized software such as AutoCAD, Revit, Microsoft Project, and Excel.
• Deep knowledge of Vietnamese building codes and standards.
• Fluent in English, including technical terminology.
• Japanese language skills are an extra point.
• Able to lead a team consisting of three QS Managers (Structural QS, Architectural QS, Construction Planning QS) and a CAD operator for architectural design.
• Strong teamwork, time management, coordination, and problem-solving skills are required.
